FLUX5 guide: afsluitprovisie family mortgage

Afsluitprovisie is the closing fee a lender charges for arranging a mortgage, typically around 1% of the loan amount at banks. On €250,000 that is €2,500 due at signing. A family mortgage can usually skip it entirely, and that is one of its quiet advantages.

Why banks charge it and family does not have to

The provisie pays for the bank's advisory and administrative work: risk assessment, paperwork, and the mortgage deed. Between family there is no commercial intermediary to compensate, so the fee has no natural reason to exist.

Be careful about inventing a family fee anyway. A disguised fee on top of the loan can muddy the market-conform picture. The clean family mortgage charges a correct rate and no provisie at all.

What replaces it

The work the provisie normally pays for still needs doing: a written agreement, a market-conform rate, a repayment schedule, and proof of payments. Doing that properly is the family version of the closing fee, at a fraction of the cost.

If you register a mortgage right at the notary for extra security, budget around €750 or more. That is optional for an unsecured family loan and separate from any provisie.

FLUX5 covers exactly that work for a transparent fee instead of a percentage: contract, rate check, monthly debits and payment proof. Compare it with €2,500 of provisie and the choice is easy.
